The gathering was opened by
the host, who began by inviting attendees to offer their feedback on the July 9
board meeting. One homeowner expressed
satisfaction with the results from the July 16 Special Meeting, which
overturned the previous motion involving an expenditure of approximately
$5,000, exceeding the budget by around $3,000, to address the "swampy
area." The homeowner appreciated the board's change in direction after
learning more about the issue.
The host noted a lack of
participation from some board members who were not attending meetings and
expressed concern about the lack of support for their commitments.
Additionally, the host observed a lack of coordination and hesitancy regarding
agenda items and wished for more collaboration among board members. It was
noted that the management packet for board members to review was approximately
100 pages long.
A homeowner raised concerns
about the absence of meeting minutes from the Secretary and inquired about the
process available to homeowners if this issue persists.
A new topic emerged
regarding the upcoming Meet and Greet with Sharper Management and who would
provide refreshments. It appeared that Sharper Management would not be
supplying them. The homeowner suggested re-populating the existing Hospitality
Committee with a President and Secretary to handle refreshments. It was noted
that committees are bound by the same rules as the Board, including advanced
meeting announcements, a required agenda, and collected meeting minutes. The
homeowner volunteered to follow up with Sharper Management and seek volunteers
for setup and cleanup.
The discussion began with
acknowledging concerns over this year's 13% increase in HOA dues. It was noted
that part of this increase was due to tapping into our Reserve fund to cover
approximately $30,000 in costs, which needs to be repaid. A homeowner pointed
out that this meant spending had exceeded the budget. It was mentioned that a
motion passed at the July 9 meeting called for a review of our Reserve Study,
with a request for the contracted company to complete the report in time for
the next budget review, which will determine the 2025 HOA dues. This was
welcomed as good news by homeowners. Multiple questions were answered during
the presentation, covering how our spending, budget, and reserves directly
impact HOA dues. Homeowners were pleased with the Board's recent discussions at
the July 9 and July 16 meetings.
Another resident suggested
that Board members consider training to better understand how a Board
functions. It was also mentioned that the Board is exploring options for
increasing resident participation in upcoming meetings and agenda items.
A brief presentation was
made on the process for maintenance and repairs. The focus was on repairs of
limited common elements or individual unit repairs. The benefits of creating a
Sharper Management online account and using the portal to request repairs were
highlighted. Various website pages were demonstrated, and a homeowner offered
to assist those without internet access in submitting repair requests. Some
comments raised past confusion about the responsibility for limited common
elements, which was clarified as being assigned to the association by the
governing documents, specifically the Declaration of Ownership. The meeting was
friendly and informative, with all attendees showing great respect and
consideration for one another and our host.
